On-Site

We come to your property and build the whole experience in place, then hand it back running.

A property shows how it feels at five o'clock, when the light turns; at night, in the sounds of the floor; in the morning, on the walk to the coffee; in the place a guest sets the bag down on arrival. A designer learns those things by sleeping there.

So we come and stay. Svetlana, Jon and Dr. Robert live in your property as your guests do, find the moments where the stay is decided, and build there: the scent, the light, the rituals, the systems that repeat them, and the team that holds the standard after we leave.

Who it is for

  • A property with character, and an owner who wants it to feel like itself
  • A home, inn or boutique hotel already running, with a story to build on
  • An owner ready to be in it with us, for the sessions that set the direction

We take a property its owner already loves and build on what it does well. For one room, designed with you from home, there is The Signature Space; for the listing's words, The Sensory Listing Audit.

Three ways to work on site

The Design Residency is three days in your property, near Philadelphia. The two On-Site paths are weeks of living in and building, anywhere in the world. Each begins with your application, and travel is in the fee.

Places: On-Site, 2 a year across both paths; the Residency, 1 a month.

From the first night to the handover

The arc is the same at every depth; only its length changes.

  1. We arrive as your guests. The drive up, the door, the first evening, the sounds at night, the first morning. Living in it is the method: it shows us where the stay is decided.
  2. We set the direction with you. In sessions with you, or with your management, we agree what the place should feel like and what it already does well.
  3. We build it in place. The sensory and Ayurvedic layer across the five senses, the arrival staged as the Art of Arrival, the scent, the rituals and the guest offers.
  4. We build what repeats it. The guest messages, the routines, the direct-booking website where it is in scope, the photography and short video, and the playbook your team works from.
  5. We hand it back running. The team trained to hold the standard, everything filed in your workspace, and, if you chose it in the proposal, the engagement written up as a case study, like the Pump House.

Where the method was tested

Svetlana and Jon ran the method whole at the Pump House, a sixteen-room inn in the Poconos, on real guests through every season. Within about six months, on organic marketing and word of mouth, it was the top-rated stay in its region on Google, and direct bookings were arriving every day.

Each room had its own vibe and story to tell.

How to begin

  1. Your application. A few short questions about your property, most of them a tap: what you run, where, and when you would like to begin. Svetlana reads every one.
  2. A call, if we are a fit. Svetlana invites the properties she can serve best to a call, to hear what you hope for and talk through what the engagement would be. Nothing is asked of you on the call.
  3. Your proposal, two days after the call. The scope for your property, the dates and the fee, travel included. When you are ready, a deposit of half the fee secures your dates, paid in a free workspace on STR Nexus, where the engagement is then run and filed.

Questions owners ask

Do you work outside Philadelphia?

The two On-Site paths go anywhere in the world, with travel included in the fee. The Design Residency is for properties in the Philadelphia metropolitan area: three midweek days in your property, then a closing session.

What does the fee cover?

The work listed for your path, delivered in person and filed in your workspace, and our travel. The samples we set up in the property, the signature scent and the first stock of the ritual line, are part of it. The three engagements are samples of how we work, and each is by application, so depending on your application there may be an extra cost. It is agreed with you after the call, before anything is paid.

When could you start?

On-Site takes 2 a year, across both paths, and the Residency 1 a month. The call is where dates are set. If the year is full, we will tell you when the next opening is.

Does the property close while you are there?

For the Unique Property, the weeks we live in are kept for us, so it does not rent while we are there. A boutique hotel stays open: we take two rooms, one to live in and one as the atelier, and work between occupancies.

What do you need from my team?

You, or your management, in the sessions that set the direction; the property furnished and running; and for a hotel, the team's time to be trained before we leave.

Do you travel with a pet?

Dr. Robert, the cat, comes on every engagement and tests each pet-friendly touch first, which is why On-Site work is pet-friendly by requirement.

When does the proposal come?

Two days after the call. It sets out the scope, the dates, the fee and anything it would cost beyond the fee, and it offers, as an option, writing the engagement up as a published case study, which you read and approve before anything is published.

What will it cost me beyond the fee?

Every property is different, and your proposal names it all before anything is paid. In the most common case: for the Unique Property, the weeks the property does not rent while we live in it; for a boutique hotel, two rooms out of service for the length of the engagement. The furnishings, fixtures and changes the plan asks for are yours, bought with a budget agreed in the proposal. Our travel, the work and the samples we set up are in the fee.

When do I pay?

After the proposal, when you are ready: a deposit of half the fee secures your dates, paid in your workspace, and the proposal says when the rest is due. Nothing is asked of you on the call.
