On-Site Transformation: The Boutique Hotel

Every room, one felt story: the property-wide build for a boutique hotel, spa, retreat, inn, or lodge.

For an independently owned boutique hotel, inn, spa, retreat or lodge of up to about twenty-five rooms, anywhere in the world: six to eight weeks on site while it stays open, one felt story across every room. By application.

The Pump House in autumn sun, a large white historic house with a long porch, red leaves along its stone steps.

A hotel is twenty-five chances to make a guest feel something. A boutique property usually has the bones already: a building with a past, rooms people want to photograph. The work is the story told end to end, from the booking to the corridor to the second morning.

For this path the property stays open. We take two rooms, one to live in and one as the atelier, and work between occupancies. Guests keep arriving and the rooms keep turning while it changes: living inside a running hotel is how we see the stay the way your guests meet it.

What you receive

  • A whole-property sensory identity across every room and the common areas, from the arrival on
  • A rebuilt direct-booking website, so more of your guests book with you (how the Pump House was booked direct)
  • The operating systems underneath, including your Google Business Profile and your property management system
  • A tiered branded amenity and ritual line your team restocks and resells
  • Story-led photography and short video of the transformed property
  • A staff operations playbook, and the team trained to hold the standard after we leave

Who it is for

The owner ready to build a place guests call a destination: great bones and missing parts, the story untold, the common areas uncurated, the systems thin. Independently owned, up to about twenty-five rooms, worldwide.

How it runs

  1. Your application: a few short questions about your property, most of them a tap.
  2. If we are a fit, a call with Svetlana, to hear what you hope for and talk through the engagement.
  3. Your proposal, two days after the call: the scope for your property, the dates and the fee, travel included.
  4. When you are ready, a deposit of half the fee secures your dates, paid in your workspace; the proposal says when the rest is due.
  5. Six to eight weeks on site, the property open throughout, from immersion to handover.

What it asks of you

  • A property open and operating, with character and a story to build on
  • Two rooms for us for the length of the engagement
  • Ownership or management in it with us, for the sessions that set the direction
  • Pets welcome: Dr. Robert, the cat, travels with us
  • If you would like it, the engagement written up as a published case study (an option in the proposal)

We ran a sixteen-room inn ourselves. We know what it is to change a house while the guests are still arriving.
